 Reservation Confirmation: Your reservation is confirmed upon receipt of the completed reservation form and any required payment. A reservation form will be emailed to you once you dates have been approved.        

 Payment Policy:  

A 50% deposit is required at the time of booking to secure your reservation.     

The remaining balance is due 60 days prior to your check-in date.

If you book inside 60 days 100% payment is due to secure your reservation.

Security Deposit: 

 A refundable security deposit of $500 is due at the time of booking. 

 The deposit will be released within 7 days after the stay if no issues are identified. 

Cleaning Fee:  A one-time cleaning fee of $45.00 USD will be added to each reservation to ensure the property is thoroughly cleaned and sanitized before your arrival. 

Payment Methods:

We accept Venmo or Cash App as our primary payment tools

Security deposits will be returned in the same fashion as payment

Cancellation Policy:

If canceled within 30 days of arrival, no refund will be issued. Instead, the amount will be converted into a credit for date changes based on availability. Cancellations made over 30 days in advance will incur a 20% deduction. Thank you for understanding the challenges of last-minute changes.         

Check-in and Check-out:          

Check-in time is at 4:00 PM, and check-out time is at 10:00 AM local time.        

Early check-in or late check-out may be availiable upon request and subject to availability.                

Guest Responsibility:         

 1. The primary guest making the reservation must be at least 18 years old and present a valid form of ID.        

2. Guests are responsible for any damages to the property caused during their stay.       

3. Respect  the property and report damages promptly.         

4. Keep noise levels down and respect our wonderful neighbors.         

 5. Ensure main street side gate is closed at all times.        

 6. Conserve energy by turning off lights, fans, and AC when not needed or when not occupying the room.       

 7. No smoking indoors or in enclosed outdoor spaces.         

 8. Pets are not allowed.        

 9. No trespassing on any adjacent properties. The properties are private homes with cameras and dogs.

10. There are no parties to be hosted at Calma without prior concent.

11. Out of respect for our growing community please drive slow, keep dust levels down on our lovely dirt road.

Additional Guests:  

The number of guests specified in the reservation form is final. Additional guests must be approved in advance and may incur extra charges.            

Privacy:         

 The information provided in the reservation form is confidential and will only be   used for reservation-related communication.            

  Liability:         

 The   property owner is not liable for any accidents, injuries, or illnesses that may occur during the stay. Guests are responsible for their own safety.        

 Force Majeure:         

 The  property owner is not responsible for any unforeseen events (e.g., natural   disasters, acts of terrorism, etc.) that may disrupt or impact the reservation.             

By   submitting the reservation form, you acknowledge that you have read and   agree to the Terms and Conditions outlined above.
